The Green Star SA – Multi Unit Residential v1 rating tool assesses the environmental attributes of new multi unit residential developments as well as major refurbishments of existing multi unit residential developments or conversions across South Africa. Multi unit residential developments are considered to be developments that include three or more dwelling units, common property, shared services and infrastructure among dwellings and an applicable management entity (e.g. body corporate, home owners association, management operator etc.).
Development types within the scope of the Green Star SA – Multi Unit Residential v1 include apartment buildings, blocks of flats, townhouses, detached or semi-attached single access housing developments consisting of three or more dwellings (e.g. gated communities, retirement villages, golf estates etc.) and self-catering student accommodation and multi-family buildings (communal living, which would include communal kitchen/living/ablution facilities, to a maximum of 9 bedrooms per kitchen/living facility).
Development types beyond the scope of Green Star SA – Multi Unit Residential v1 and not included are freehold single detached or semi-detached dwelling units with no common property or governance schemes, hotels, motels, nursing homes, boarding houses, fully catered dormitories or fully catered student accommodation.
The tool assigns a Green Star SA rating to the base-building dwellings, common property and shared services and infrastructure on the basis of design potential and does not examine in-use data or operational management. Occupant or owner dwelling fitouts are not rated under this tool.
Two different certifications are awarded through the same tool: Green Star SA – Multi Unit Residential Design v1 at the end of the design phase of the project and Green Star SA – Multi Unit Residential As Built v1 following construction completion.
